Built in the late 1960s as Dick Waite's Boathouse during Sims' Boatyard redevelopment, the structure served as meeting rooms and commercial studios for racing boat operations.

Pete Townshend of The Who transformed the building into Eel Pie Studios in 1976, where bands including Cocteau Twins and Lightning Seeds recorded their music.

Located on Ranelagh Drive within the St. Margaret's Estate Conservation Area, the property includes a double garage, additional parking spaces, and garden walkways.

The building contains raised wood-strip flooring with concealed cable runs, brick veneer walls, and faux timber panels covering sections of the upper level.
