Neue Mitte Passau is an urban development in the center of Passau that brings together modern buildings, open squares, and green spaces into one connected area. It houses a multiplex cinema, shops, restaurants, and a central bus station that serves the whole city.
The site was formerly occupied by a military barracks complex that closed in 1993 and sat unused for years afterward. A public vote in 2000 approved its transformation into a mixed-use neighborhood.
The Neue Mitte Passau sits right next to the old city center, and locals use it for everyday errands, coffee stops, and casual meetings. On market days or sunny afternoons, the open squares fill with people from all parts of town.
The complex sits in the city center and is easy to reach on foot from the old town. The central bus station on site makes it straightforward to continue to other parts of the city from here.
Three separate public votes were held during the planning process, letting residents decide directly on building styles and traffic solutions rather than leaving those choices to planners. This level of direct input from citizens is rare for an urban project of this scale.
