Kolbergerstraße 5, Walmdachvilla an der Kolbergerstraße 5 im Münchner Herzogpark
Kolbergerstraße 5 is a five-story residential complex in Munich completed in 2023, built on the site of a former villa. The building features a double-height entrance hall inspired by traditional Munich homes, varied apartment types including traditional floor units and a penthouse with gardens, and a facade with refined plaster work and light-colored stone bands.
The original villa was built in 1923 by architect Joseph Kaiser and was long protected as a heritage monument in Bavaria. After interior renovations in the 1980s and removal from protected status in 2013, a legal battle over its classification ended in 2015 with approval for demolition.
The site is located near Herzogpark and surrounded by residential buildings, making it a quiet residential setting. The exterior can be viewed at any time since the building sits directly on the street.
This project represents a rare decision to replace a historically protected villa with a modern new building after interior modifications removed its protected status. Architect David Chipperfield deliberately designed not a copy of the old, but a respectful new structure that fits into the historic neighborhood.
