Kings House, Hove, Grade II listed building in Grand Avenue, Brighton and Hove, England

Kings House is a substantial Victorian building on Grand Avenue comprising seven interconnected mansion blocks. The architecture follows the style of Osborne House and features multiple floors with detailed period facades typical of the era.

Architect James Knowles designed this building between 1871 and 1874 as a residential complex. It received Grade II listed status in 1974 and has been adapted several times since, most recently converted to apartments in 2021.

The building shows different layers of use visible in how it is organized and maintained, reflecting its shifting role in the community. Its transformation from homes to hotel to military quarters tells a story about the city's changing needs.

The building sits on Grand Avenue and is easily visible from the street. Since it is now a private residential building following its recent renovation, visitors can only view the exterior.

This property sold for approximately 26 million pounds in 2017, making it one of the largest property deals the city had seen. The high sale price underscores its value as a Victorian landmark and its potential for redevelopment.
