Seneca One Tower is a 40-story skyscraper in downtown Buffalo built with concrete and steel in a geometric design. The structure rises approximately 161 meters and contains modern office, residential, and retail spaces.
The building opened in 1972 as Marine Midland Center and initially housed the headquarters of HSBC Bank USA. When the bank relocated in 2013, the structure underwent transformation into a mixed-use complex.
A steel sculpture called 'Vroom Shhh' by Ronald Bladen sits at the east wing entrance, welcoming visitors with its bold geometric form. This artwork from 1973 reflects the tower's artistic identity as a landmark in the city.
The building offers multiple elevator access and extensive parking options both in an attached ramp and underground levels. Visitors can easily reach offices, apartments, and shops from the main entrance areas.
The tower underwent a major residential conversion starting in 2016 that added 200 apartments to what was originally a purely corporate space. This shift made the building a hub where office workers and residents now share the same address.
