The Avant

The Avant is a 15-story residential and commercial building that spans an entire city block in downtown Buffalo. It houses private residences, office spaces, and an Embassy Suites hotel, creating a mixed-use destination within the urban fabric.

Built in 1971 as a federal office complex, the building served government agencies for decades before undergoing a major redevelopment. In 2009, it was transformed into the residential and commercial space it remains today.

The transformation from a federal office building into a mixed-use space brought new energy to downtown Buffalo. Today, the building serves as both a residential address and a gathering place, drawing people for business, lodging, and community activities.

The building offers underground parking and energy-efficient features designed for convenience. Its central location between major streets makes it easy to access whether you arrive by car or on foot.

The top three floors contain condominium units that set records as the most expensive residential properties ever built in the Buffalo area. This development represented a significant shift in how the city attracted luxury residential investment.
