270 Park Avenue is a 60-story office tower in Midtown Manhattan distinguished by diagonal steel braces visible across its glass exterior. The main entrance sits several floors above street level and creates a continuous passage between two major avenues.
Construction started in 2021 after demolishing a 1960s predecessor, applying new zoning rules for greater heights in this part of the city for the first time. Completion is expected in the mid-2020s.
The interior follows an open layout with daylight reaching every floor, while workers have access to several terraces overlooking central Manhattan. Such work environments set new standards in New York for shared communal spaces.
Visitors can walk through the public passage linking street level with elevated areas. Access to the upper observation level requires advance arrangement.
The power supply comes entirely from hydroelectricity generated in the Canadian region of Quebec, transmitted through existing grid networks. This system allows fossil-fuel-free operation for the entire building.
