1111 Lincoln Road, Mixed-use building in South Beach, Miami Beach, US
1111 Lincoln Road is a seven-story structure with open-air levels ranging from 8 to 34 feet in height, featuring retail spaces, offices, and parking facilities. The building accommodates around 300 vehicles across its levels and includes shops, with a fashion store occupying the fifth floor.
Developer Robert Wennett bought the 1968 SunTrust office building and its adjacent parking lot in 2005, then hired Herzog & de Meuron after interviewing ten architects. Construction ran from 2008, closing the mall's western end, and the garage opened in 2010 at a cost of $65 million. Wennett sold the complex in 2017 for $283 million.
The seventh floor doubles as an event space, hosting wine tastings, dinner parties, yoga classes and weddings; one bride had the garage drawn on her invitations. Ferrari ran two dozen cars up the ramps during Art Basel Miami Beach, and BMW unveiled its i3 and i8 prototypes there in 2011. The Miami Gay and Lesbian Film Festival used the floor that same year.
Access to the upper levels is by elevator or a central winding staircase; some internal ramps are steep because floor heights vary from 8 to 34 feet. The structure is open-air, so rainstorms reach the decks. Several hundred people a day walk in to look around, and runners use the ramps for exercise.
The structure lacks conventional exterior walls, relying instead on supports and cantilevers to create an open environment with panoramic views of Miami Beach. This unusual design allows the boundary between indoor and outdoor space to nearly disappear.
