Koncha-Zaspa is a residential district along the Dnieper River with wooded areas, sanatoriums, and private homes spread across the southern part of Kyiv. The area mixes nature with housing and developed over time into a preferred location for those with higher incomes.
The area was established in the 1920s as the first state preserve in the Ukrainian Soviet Republic, bringing together earlier settlements such as Kozyn and Plyuty. It maintained its protected status while gradually transforming into a residential zone after the Soviet period ended.
