Clays Lane Estate was a housing cooperative in Stratford comprising 57 shared houses and 40 self-contained flats built on an artificial hill. This elevation prevented flooding and improved sightlines across the site.
The cooperative was established in 1977 through a partnership between the Borough of Newham, the Housing Corporation, and North East London Polytechnic to provide affordable housing. It grew to become the second largest purpose-built cooperative in Europe.
Residents gathered regularly in the courtyard to discuss shared concerns and shape community life together. These meetings created a strong sense of belonging where everyone's voice mattered.
The site was not accessible to casual visitors as it was a private residential cooperative rather than a public space. Today the location no longer exists, having been completely replaced by new development.
Each resident purchased a one pound share to gain voting rights and participate in cooperative governance. This unusual model gave residents genuine democratic control over their own community.
