Blue Condominium, Luxury condominium in Lower East Side, United States
The Blue Condominium is a 16-story residential tower on Norfolk Street featuring angular shapes, floor-to-ceiling windows, and a pixelated blue glass exterior. The structure houses 32 residential units, many with private terraces, a ground-floor art gallery, and a shared terrace on the third floor.
Bernard Tschumi completed his first residential skyscraper in 2007 after acquiring air rights from neighboring buildings in the Lower East Side. The design emerged from the specific zoning requirements that shaped the tower's distinctive form.
The building marks a shift in the Lower East Side from its immigrant past to contemporary design, shaping how residents view neighborhood transformation. It stands as a symbol of how older communities embrace modern architecture and change.
The facade comprises four different shades of blue glass, creating the building's distinctive appearance. Located on Norfolk Street, the tower sits in the heart of the Lower East Side with good pedestrian access to the neighborhood.
The pixelated blue glass facade features four distinct shades of blue, a design solution driven by zoning constraints. This creative approach turned strict regulations into the building's most recognizable visual feature.
