10 Sullivan, Modern residential building in SoHo, Manhattan, US

10 Sullivan is a sixteen-story triangular residential building between Sixth Avenue and Sullivan Street in SoHo, Manhattan, next to the Holland Tunnel entrance. Its brick exterior recalls older SoHo buildings, and the wedge shape echoes the Flatiron Building. The ground floor is commercial; apartments fill the central building and townhouses occupy the northern part of the lot.

Developers first planned a large tower on the northern part of the lot with a garden beside it, then switched to a wedge-shaped design. The site was zoned commercial until the developers appealed to the New York City Office of Administrative Trials and Hearings to rezone it residential. Built 2014–2016 by Property Market Group and Madison Equities to a Tamarkin Co. design, it drew a lawsuit from Madison Equities principal Robert Gladstone against partner Kevin Maloney of PMG over sluggish sales and $30 million in lost profits; the case was dismissed.

The name comes from its address at 10 Sullivan Street, though the wedge-shaped lot also runs along Sixth Avenue beside the Holland Tunnel entrance. The ground floor is commercial, while the upper floors hold apartments and townhouses in the northern portion of the lot. Cary Tamarkin said the triangular form was a necessary adaptation to the lot, not an homage to the Flatiron Building.
