247 Cherry is a 77-story residential tower on the Lower East Side of Manhattan, sitting at the corner of Cherry Street and Rutgers Slip. It includes rooftop decks, a ground-level courtyard with green plantings, and retail spaces along the street front.
The project was planned in April 2016 but ran into legal disputes that slowed construction for several years. A court decision in February 2020 resolved the main challenge and allowed work to move forward.
The building houses people from a wide range of income levels, with affordable apartments spread across all floors alongside market-rate units. This setup is part of a broader effort in the neighborhood to keep housing open to longtime residents.
The tower stands at the corner of Cherry Street and Rutgers Slip, close to the East River waterfront, which makes it easy to spot on foot. Visiting during the day is the best way to see the courtyard and street-level spaces.
The facade is covered in green terra cotta tiles, which give the building an unusual appearance along the waterfront compared to its neighbors. The ground-level courtyard was designed by SCAPE Landscape Architecture, a firm known for its work on public outdoor spaces in cities.
