Downtown is a large commercial complex featuring over 500 stores and 700 offices spread across interconnected buildings along Avenida das Americas. The property includes 3,000 parking spaces, 12 modern cinema screens, and direct access to both the BRT and metro stations.

Downtown opened in 1997 on Avenida das Américas, at the entrance to Barra da Tijuca, as Rio de Janeiro's first open mall. For its 20th anniversary in 2017, a 41-metre footbridge was built over the neighbouring canal as part of a modernisation package costing 75 million reais, more than 2 million of it from private investors. The bridge, inaugurated in 2018, links the complex to the Jardim Oceânico metro and BRT station.

Downtown's name and layout imitate a small city: open-air streets, tree-lined sidewalks, a lake and plazas instead of enclosed corridors. The plazas host large events, and the food court and restaurants make the complex a leisure stop for Barra da Tijuca residents, not only a shopping trip.

The complex buys its electricity directly from the generator, which exempts it from tariff flags and earns a clean-energy discount; the condominium cuts energy costs by 20%. According to the Ministry of Mines and Energy, the arrangement spares more than two thousand trees and keeps 355 tonnes of carbon dioxide out of the atmosphere each year.
