Edifício Prudência is a modernist apartment building with nine floors in Higienópolis, designed with spacious layouts and clear organization. The residential units separate social areas from service sections, creating distinct zones for different activities within each home.
The building was constructed between 1944 and 1948 under architects Rino Levi, Roberto Cerqueira César, and Luiz Roberto Carvalho Franco. It was developed for Prudência e Capitalização S.A. and represents an early milestone in Brazilian modernist residential design.
The building marks the beginning of vertical residential architecture in São Paulo, with landscape design by Roberto Burle Marx that includes gardens and an art panel.
The building includes six elevators and underground parking for convenient access and movement. Interior layouts can be modified with movable internal walls, allowing residents to adapt their living spaces according to their needs.
The apartments were equipped with features ahead of their time for the 1940s, including hot water systems and air conditioning. Carrara marble details and a private generator distinguished the building, emphasizing resident comfort and self-sufficiency.
