Arriva Towers, Residential skyscraper in Victoria Park, Calgary, Canada

Arriva Tower is a 128 m (418 ft), 34-storey glass and steel condominium in Victoria Park, north of the Stampede Grounds and Scotiabank Saddledome. Its base is finished in brick and sandstone to match the surrounding historic buildings of the Warehouse District, and the ground floor holds commercial space including two restaurants, a dental office, a medical clinic and a spa. It was designed by BKDI Architects and developed by Torode Realty Ltd.

Groundbreaking for Arriva I took place on April 26, 2005, and occupancy began on November 30, 2007. It was the first phase of a planned three-tower complex by Torode Realty Ltd., designed by BKDI Architects. In April 2009 work stopped on the second tower amid the developer's bankruptcy restructuring; the sites for the remaining towers were later sold and built as The Guardian, completed in 2015 and 2017.

The tower's base is clad in brick and sandstone, a deliberate reference to the historic warehouse buildings of Victoria Park and the Warehouse District around it. At street level the podium holds two restaurants, a dental office, a medical clinic and a spa, so the ground floor is used by residents and passers-by alike.

The building sits in an easy-to-reach location with shops and services at street level accessible to the public during daytime hours. The structure is primarily residential, so visitors should be mindful that internal areas are private spaces.

The two planned twin towers, Arriva 2 and 3, were to rise 42 storeys to 163 m spires. Work on the second tower halted in April 2009 when developer Torode Realty Ltd. sought bankruptcy protection. The site, renamed The Guardian, was bought by new owners, who completed twin 44-storey towers there in 2015 and 2017.
