Birmann 21, Commercial high-rise in Pinheiros, Brazil
Birmann 21 is a 26-floor commercial office tower on Avenida das Nações Unidas in the Pinheiros district of São Paulo, Brazil. It offers corporate office space spread across its floors, with nine elevators, centralized air conditioning, and several levels of parking.
The tower was completed in 1996 through a collaboration between the American firm Skidmore, Owings & Merrill and the Brazilian office Kogan Arquitetos Associados. The two firms combined their approaches to deliver a building suited to São Paulo's growing corporate district.
From 1997 to 2013, the building was home to Editora Abril, one of Brazil's largest publishers, whose staff referred to it internally as NEA. That period gave it a strong connection to the city's media world that locals still remember.
The building sits on a main road and has ample parking, making it easy to reach by car. Since it functions as a corporate office tower, visiting during business hours gives the best access to its common areas.
The building has a rainwater collection system that stores water used for exterior cleaning and watering the green areas around it. The roof also has a helipad, which is a rare feature for an office tower in this part of the city.
