Birmann 21, Commercial high-rise in Pinheiros, Brazil
Birmann 21 is a high-rise commercial building with 26 floors located on Avenida das Nações Unidas in São Paulo. The structure provides modern office space and features nine elevators, centralized air conditioning, and extensive parking to serve its corporate tenants.
The building opened in 1996 as a result of collaboration between the American firm Skidmore, Owings & Merrill and the local office Kogan Arquitetos Associados. This partnership brought together international and Brazilian architectural expertise to create a modern commercial center.
From 1997 to 2013, this building housed Editora Abril, a major Brazilian publisher whose employees called it NEA. That period made it a significant center for the city's media industry.
The building is easily accessible for visitors with ample parking available for cars. Since it serves primarily corporate functions, visiting during business hours ensures access to common areas and better orientation within the complex.
The building includes a rainwater collection system that stores water for external cleaning and landscape irrigation. A helipad on the roof adds another layer to the facilities available for special visitors.
