45 Broad Street is a planned skyscraper in Manhattan's Financial District with a planned height of approximately 340 meters. The building will contain residential units, office space, and a hotel component, featuring a sleek glass exterior and contemporary design.
The site was acquired in 2006 by Swig Equities and was originally planned as a luxury hotel with residential units above. After financial difficulties in 2009 and multiple ownership changes, the project was redesigned several times, with current plans for a contemporary tower still in development.
The location sits within the Financial District, where commerce and banking have long shaped daily life. The planned development reflects how this historic area continues to evolve while attempting to honor its past.
The project sits directly next to Wall Street with excellent access to Broad Street subway station serving the J and Z lines. Visitors can observe the construction site from public streets and watch ongoing changes reshaping the Financial District.
The project was designed by the renowned CetraRuddy Architects and originally planned to include an exclusive Nobu Hotel, one of the world's recognized luxury brands. New plans feature a distinctive tower with outdoor terraces that will further emphasize the landmark character of the location.
