108 St Georges Terrace is a 52-story high-rise with a distinctive triangular footprint and stepped front facade in Perth. The design maximizes natural light and creates corner office spaces, while the building rests on 43 reinforced concrete and steel piles with a 16-meter-deep basement below.
The high-rise was completed in 1988 and was initially Perth's tallest building. It held this position until 1992, when Central Park was finished and surpassed it in height.
The building incorporates the preserved facade and main foyer of the former Palace Hotel, showing Perth's commitment to keeping pieces of its architectural past. When you enter the foyer, you can still see how this historic layer has been woven into the modern structure.
The building is equipped with 15 elevators, providing good access for visitors and workers throughout the structure. The water-resistant basement wall protects the foundation, ensuring the building remains stable in wet conditions.
The high-rise was specially engineered to withstand cyclone-force winds, using slip-formed concrete shear walls and extensive weather resistance testing. This robust construction was necessary to stand firm against the extreme wind conditions that can occur in the region.
