The Downtown Santa Ana Historic Districts consist of three interconnected zones with different functions: a northern government quarter anchored by the Old Orange County Courthouse, a central mixed-use area with shops and offices, and a southern retail section. Together they form a walkable network of streets and storefronts representing Spanish Revival, Craftsman, and Art Deco styles built between the 1870s and 1930s.
William Spurgeon founded Santa Ana in 1869 on 70 acres of land, establishing the foundation for these districts. Over the following decades the neighborhoods grew through commerce and government functions, eventually receiving National Register recognition in 1984.
The districts display Spanish Revival and Art Deco buildings that reflect the area's layered past and diverse communities. Art galleries and cultural spaces today serve as gathering points where residents and visitors encounter local creative work.
The districts are easily walkable and well served by buses and public parking throughout the area. Comfortable shoes are recommended since the older pavements and streets have uneven surfaces, though the compact layout makes exploring on foot straightforward.
The Phillips Block Building from 1909, later expanded, demonstrates how historic structures can adapt to modern office use while preserving original architectural details. Walking past it reveals how thoughtful rehabilitation allows old buildings to serve new purposes without losing their character.
