Valley Ranch is a planned residential neighborhood in northern Irving, Texas, made up of single-family homes, multi-family buildings, and commercial areas. A network of landscaped canals, green spaces, and walking paths runs through the area, connecting its different sections.
The land was ranchland before the construction of Interstate 635, which opened the area to large-scale suburban development during the 1970s and 1980s. What had been open rural terrain was gradually replaced by planned residential sections built in stages over those two decades.
Valley Ranch has a strong Indian presence that shows clearly in the shops and restaurants along its main commercial strips. Grocery stores, eateries, and service businesses catering to this community are easy to find throughout the area.
The neighborhood covers a large area and is best explored by car, though the canal paths and green corridors make some sections easy to walk. Residential streets and commercial zones are clearly separated, so it helps to know in advance which part you want to visit.
Within the northern edge of the neighborhood, Cypress Waters is a newer development built around a large lake with office buildings, retail spaces, and housing. It feels like a separate district from the older residential sections nearby, with a different scale and a more open layout.
