3 Civic Tower is a 52-story mixed-use high-rise in central Surrey, British Columbia, Canada, combining residential apartments, an Autograph Collection hotel, offices, and retail space. Rising to about 515 feet (157 meters), it is one of the tallest structures in the city.
Work on the tower started in 2014 and the building opened in 2018, as part of a broader effort to reshape Surrey's downtown area. It was among the first large projects to bring mixed-use development into the city center.
Kwantlen Polytechnic University occupies the first five floors above the lobby, bringing students and academic life into the heart of Surrey's city center. This mix of learning, living, and commerce shapes the rhythm of the building throughout the day.
The tower is in central Surrey and easy to reach by public transit. Since apartments, a hotel, offices, and shops share the same building, visitors can take care of several things without leaving the complex.
Instead of the usual internal concrete core, the building relies on external concrete shear walls, which is a rare engineering approach for a high-rise. The windows on the facade are shaped like guitar picks, giving the tower a visual character that sets it apart from nearby buildings.
