18 Farm Road, Residential building in Ho Man Tin, Hong Kong

18 Farm Road is a 45-storey single-block residential tower in Ho Man Tin, developed by Sun Hung Kai Properties. Its base rises four levels to 30 metres and holds 320 flats of 647 to over 1,534 square feet in two- and three-bedroom layouts, with no 14th, 24th, 34th or 44th floors. Over 60% of units have balconies, and a three-level car park provides 106 spaces.

The site was a small military barracks before being used as a refugee camp and children's home during the 1970s and 1980s, when large numbers of Vietnamese boat people arrived in Hong Kong. The Pei Yin Children's Home there closed in July 1999. In 2001 Sun Hung Kai Properties bought the former camp land for HK$540 million and built the 18 Farm Road tower, which went on sale in May 2004 and was occupied on 18 October 2004.

The name 18 Farm Road comes from its address on Farm Road in Ho Man Tin, beside Heep Yunn School and Tin Kwong Road. Its four-storey base holds a shopping mall with an education centre, restaurants and shops such as 759 Store, a dance school, tutoring centres, 7-Eleven and A-1 Bakery & Cafe, while Club 18 on the fifth floor has a 25-metre outdoor heated pool, a hydro-massage pool, a gym, a banquet hall and a themed garden with sculptures.

The tower stands at 18 Farm Road in Ho Man Tin, near Heep Yunn School and Tin Kwong Road. Its podium holds three levels of parking with 106 spaces, and the ground-floor mall has a 7-Eleven, A-1 Bakery & Cafe, tutoring centres and a dance school. Club 18 on the fifth floor covers nearly 30,000 sq ft, with some facilities open around the clock.
