The neighborhood encompasses 46 acres of land with nearly 300 buildings, featuring single-family dwellings arranged along tree-lined residential streets.
The Conservative Realty Company established this suburban development between 1909 and 1913, following the arrival of the Great Falls and Old Dominion Railroad.
The district contains homes built in Queen Anne, Colonial Revival, Craftsman, and Tudor Revival architectural styles, representing early 20th-century American residential design.
The district boundaries extend from Lorcom Lane to Lee Highway and from Interstate 66 to North Nelson Street, maintaining original street patterns.
Several houses in the neighborhood originated from mail-order catalogs, including prefabricated structures from Sears, Roebuck & Company.
