23 Marina is a slender 88-storey residential tower in Dubai Marina, 392.8 m tall, with 57 swimming pools and 45 duplex apartments in its top 24 floors. Its facade is banded with blue-green glass windows between thin light floor slabs, and a smaller volume with the same striped facade is attached on the right. A lighter podium with vertical openings sits at the base, with palm trees at street level.
Emaar Properties developed 23 Marina, which was completed in January 2012 after work was paused for several weeks in February 2010 and final height was reached in June 2011. Until the Princess Tower topped out in January 2012, it was Dubai's second-tallest building after the Burj Khalifa; on completion it was considered the tallest opened all-residential tower, a rank it lost to the Princess Tower in summer 2012. The concrete raft was finished on 30 April 2007, with 79 percent of units sold before construction started.
The tower's architect is Hafeez Sorab Contractor, and its name comes from its location in the Dubai Marina district. Its slender profile ends in a pointed roof structure, and the top 24 floors hold 45 duplex apartments, each with its own private elevator.
