Praetorian Building

The Praetorian Building is a seven-story office structure in Chicago School style located at Franklin Avenue in downtown Waco. The design features large windows, a gray granite foundation, and detailed terra-cotta ornamentation that exemplify this architectural approach.

The structure opened in 1915 as the primary home of the Modern Order of Praetorians insurance organization. Railroad companies later leased upper-floor space, making it a key business hub in the early 20th century Waco economy.

The building shapes downtown Waco's character with its distinctive gray granite and terra-cotta facade that catches your eye immediately. This architecture reflects the wealth that insurance companies enjoyed in early 1900s Waco.

The building now serves mixed-use purposes with apartments, shops, and offices that you can view from outside and explore at ground level. Visit during daytime hours when the streets are active and you can see the facade details clearly.

One detail sets this building apart: First State Bank occupied the ground floor from 1917 to 1933, making it one of Texas's most noted banking locations. This banking presence attracted prominent business figures who used the building daily.
