The Manor Apartment Hotel occupies a ten-story commercial building with three paired window bays and decorative gargoyles on its Queen Street facade.
Built between 1930 and 1931 for the Colonial Mutual Life Assurance Society, the structure replaced their original 1883 building due to business expansion.
The building incorporates Benedict stone, a mixture of cement and crushed Brisbane tuff, manufactured by a company established by Archbishop James Duhig.
The property contains 46 apartments with studio, one and two-bedroom configurations, each including kitchen facilities and private laundry equipment.
The narrow frontage of 33 feet required special arrangements with Commonwealth authorities to create a right-of-way for improved access.
