8 Tin Sau Road is a 21-storey commercial project by Billion Development in Tin Shui Wai North, completed in 2016. Its base, from ground level to the 3rd floor, holds the 200,000 sq ft Tin Yat Mall, while floors 4 to 20 were built as a 336-room hotel that closed in September 2024 and was converted into the youth hostel Cau Guk.

Yijing Development bought the Tin Shui Wai Area 108A site on 1 March 2012 for over HK$411.28 million, at about HK$1,470 per square foot of floor area. The 21-storey tower was completed in 2016, with a mall from ground level to the 3rd floor and the 336-room Hotel COZi Tin Shui Wai on floors 4 to 20, opened on 15 September 2017.

The mall is named Skyline Plaza (天一商城), while the hotel above it became "Sau Kuk" (琇居), a youth hostel run by the Tin Shui Wai Residents' Service Association Foundation with Yick Fung. Its ground-floor shops sell food, stationery and household goods, and the name Sau Kuk refers to the jade-like stone in the district's name.

The complex stands at 8 Tin Sau Road in northern Tin Shui Wai, not at the MTR station; the nearest light rail stops serve Tin Sau Estate and Tin Fu Court. The mall occupies the ground floor to 3rd floor, while the hotel floors above closed on 30 September 2024 and were converted into the "Cau Jyu" youth hostel with 336 rooms.

The hotel portion opened in September 2017 as Hotel COZi Wetland and closed on 30 September 2024. In August 2024 the government approved its conversion under a youth hostel subsidy scheme; the 336 rooms, run by the Tin Shui Wai Residents Service Association Foundation with Billion Development, now offer up to 672 hostel places as "Cove Residence".
