111 First Street is a proposed skyscraper in downtown Jersey City that spans 52 stories and contains residential apartments, commercial offices, and retail spaces. The structure features three distinct vertical sections arranged at right angles to create its stacked form.
The original site housed the American Screw Company starting in 1866 and later operated as a tobacco factory for P. Lorillard & Co until 1956. After decades of industrial activity, the location eventually became a cultural hub before redevelopment was planned.
The site once housed an industrial building that served as a live and work space for more than 200 artists until its planned demolition in 2007. This former artist community shaped the identity of Jersey City's Powerhouse Arts District.
The development includes residential units, hotel rooms, retail spaces, and dedicated areas for artists integrated into the Powerhouse Arts District. Since this is a planned project, it is helpful to check on current construction status before visiting the site.
The design comes from architect Rem Koolhaas and applies deconstructive principles that challenge traditional architectural forms through multiple stacked volumes. This design approach stands out from conventional skyscraper configurations.
