First & Main, Office tower in downtown Portland, United States.

First & Main is a modern office tower in downtown Portland with 17 stories and glass facades facing the street. The building sits between Madison and Main streets and combines office space with ground-floor retail areas.

The site was a surface parking lot long eyed for a Multnomah County courthouse before Shorenstein Properties began the $100 million tower in March 2007. It topped off in February 2009, the first new office tower since Fox Tower in 2000, and opened in mid-2010. The federal GSA leased 70 percent of the unfinished building in February 2010 to house workers displaced by renovations to the Edith Green–Wendell Wyatt Federal Building.

First & Main earned LEED platinum status in 2010 for its core and shell, then gold certification in 2012 for the interior spaces, though the owners had sought platinum for those as well. The ground floor holds about 20,000 square feet of retail space, and the tower reached full occupancy in March 2013. CLEAResult leased nearly 102,000 square feet in 2014.

The building is easy to access with multiple elevators serving all floors and clear street entrances. The ground floor is straightforward to reach and navigate for visitors exploring the retail areas.

The federal General Services Administration leased 70 percent of the unfinished tower in February 2010 to house federal workers displaced by renovations to the Edith Green–Wendell Wyatt Federal Building. The building opened mid-2010, after structural work ended in April.
