The building opened in 1975 as Benjamin Franklin Plaza, named after its first tenant, and included cast iron elements from the demolished Ladd Building.

The building stands as a center for financial services in Portland, housing the headquarters of Umpqua Holdings Corporation since 2005.

The structure contains a 200-space underground parking facility and maintains direct access to public transportation in downtown Portland.

The building earned LEED Gold certification in 2012 for implementing environmental standards and operating sustainable systems throughout its facilities.
