Umpqua Bank Plaza is a 19-story office tower at One Southwest Columbia Street, across from Tom McCall Waterfront Park in downtown Portland. Its exterior is clad in Willamina red brick set into prefabricated panels, the last Portland building to use that brick. The tower rises 263 feet, has 265,000 square feet of space, a 200-space underground garage, a rooftop terrace, and landscaped plazas with a gazebo at its base.

Construction began in 1974 on the $16 million tower, planned to be named for a construction materials company that never moved in. It opened in 1975, when Benjamin Franklin Federal Savings and Loan Association took its headquarters and gave the building its name. Cast iron pieces from the demolished Ladd Building were added only later, when the thrift moved into the 19th floor, along with part of the old Washington Hotel's stained-glass ceiling.

The name changed to Umpqua Bank Plaza on January 19, 2005, after the bank expanded its lease to more than 52,000 square feet. Umpqua Holdings keeps its headquarters here, while the bank itself remains based in Roseburg. The 19th floor, fitted out for Benjamin Franklin's executives, held cast iron pieces from the demolished Ladd Building and part of the stained-glass ceiling of the old Washington Hotel.

The location is easily walkable and served by multiple bus routes, making access straightforward for visitors. Since this is an active office building, note that many interior spaces are restricted to authorized personnel only.

The building earned LEED Gold certification in 2012 for its environmental design features and sustainable operating systems. This recognition was notable for a structure from the 1970s that underwent significant upgrades to meet modern ecological standards.
