One Kowloon is a 39-story office tower in Kowloon Bay with approximately 700,000 square feet of office space and about 50,000 square feet of retail area. The building was designed so that each floor offers continuous space between 23,000 and 24,000 square feet, creating flexible work arrangements.

The site was acquired in 1998 during the Asian financial crisis by Glorious Sun Group for 361 million Hong Kong dollars. Construction of the tower took place during this economically strained period, reflecting investment decisions made in difficult financial times.

The building serves as a workplace for international companies and Hong Kong government offices that operate daily within its spaces. This mix of private and public organizations shapes how the building functions and makes it an important work hub in the city.

The building has 12 passenger elevators and 2 cargo elevators for efficient movement throughout the structure. Visitors will find about 238 parking spaces, which makes arriving by car straightforward.
