235 Van Buren is a 46-story residential tower in South Loop featuring a glass exterior that varies by side. The south elevation displays randomly positioned balconies, while the north side shows a rectangular grid pattern with recessed balconies.

The structure was completed in 2010 by architects Perkins & Will, contributing to Chicago's residential boom during that period. Its roughly 490-foot height provides 714 condominium units that shape the South Loop skyline.

The building's design connects with Chicago's architectural tradition through its northern facade, which incorporates elements of the Chicago School's frame-expressed style.

The building provides 570 parking spaces for residents and visitors, making car access convenient. Ground and second-floor retail areas activate the street level with shops and dining options.

The tower comprises two slabs of different heights, creating a visual break between dense urban fabric and the open expressway corridor. This asymmetrical form gives the location a distinctive presence along the streetscape.
