Downtown Dadeland is a mixed-use development in Kendall with residential buildings and retail spaces covering 7.5 acres near the Metrorail station. The complex features multiple floors with public areas and includes two underground parking levels beneath the entire site.
The project was completed in 2005 during a period of major real estate growth in Florida. Its two-level underground parking system set a regional milestone at that time, despite the challenging local conditions of high water and low elevation.

The complex is located on North Kendall Drive and is accessible via multiple transportation options, especially the nearby Dadeland South Metrorail station. The underground parking is built directly beneath the buildings, making it easy to reach shops and restaurants without walking outdoors.
The two-level underground parking was remarkably unusual for its time because South Florida rarely built deep structures due to high groundwater and low elevation. Engineers solved this technical challenge, which most visitors never notice but it shaped how the entire complex functions today.
