Edificio Sudamérica is a modern residential complex in the Retiro district consisting of two separate towers with different heights and a curved facade facing Avenida 9 de Julio. The lower building contains spacious apartments spanning entire floors, while the main tower holds multiple units per floor served by modern elevators.
Architect Arturo Dubourg designed this building in 1956 as a pioneering example of horizontal property management in Buenos Aires. The city approved the project in 1957, officially recognizing this new ownership structure for a residential tower for the first time.
It shows how wealthy residents in 1950s Buenos Aires imagined new ways to live, combining luxury with modern design in a neighborhood known for grand homes. The location in Retiro reflected a shift toward vertical living among the city's most affluent families.
The building sits directly on one of the city's main avenues, with clear visibility from the wide Avenida 9 de Julio. Its location near the city center makes it an easy destination to visit on foot to see the modern architecture.
The building features an innovative radiant floor heating system and a central clothes drying system using steam-heated metal pipes, which were uncommon in the 1950s. These technical features show how advanced the building's amenities were for its era.
