Chase Tower is a 225 m, 55-story postmodern skyscraper at 2200 Ross Avenue in downtown Dallas, designed by Skidmore, Owings & Merrill and completed in 1987. Its curved glass top frames a six-story hole near the summit, which earned it the nickname "Keyhole Building". The tower holds offices, and the Dallas Petroleum Club formerly occupied the 39th and 40th floors.
The tower was designed by Skidmore, Owings & Merrill and completed in 1987 at 2200 Ross Avenue. In 1957 the site held the Jack Mitchell, Inc. Edsel car dealership. Hines REIT bought the building in 2007, Fortis Property Group acquired it in August 2016, and in 2023 it was renamed the Dallas Arts Tower.
The tower's nickname, the "Keyhole Building", comes from the six-story opening near its curved glass crown. Its 54th-floor penthouse, 22,000 square feet, sat unleased for the first decade after construction and later housed the game studio Ion Storm. The Dallas Petroleum Club occupied the 39th and 40th floors, and the tower appeared as the Ewing Global offices in season two of the 2012 series Dallas.
The tower stands at 2200 Ross Avenue in the City Center District of downtown Dallas. The 40th-floor Sky Lobby at the base of the keyhole once held a small observation area, but it is no longer open to the public, so visitors cannot go up to view the city. The building is an office tower, not a tourist attraction.
The tower's nickname, the "Keyhole Building", comes from the opening near its top: sources describe it as a six- or seven-story hole in the centre of the facade. In the 1997 TV movie Asteroid the building is hit by an asteroid fragment and its keyhole crown crashes to the ground.
