Built in 1910 by architect Charles A. McDonald, the structure initially housed the Mayo Brothers' furniture business and rented office space to oil companies. A major fire in 1917 killed two firefighters and led to significant expansion when five additional floors were added to both sections of the building.

The building reflects how local entrepreneurs transformed Tulsa by turning a furniture business into commercial real estate that served the growing oil industry. This shift from family business to city-shaping developer is visible in how the space was used and expanded to meet the needs of arriving companies.
