Titche-Goettinger Building

The Titche-Goettinger Building is an eight-story department store with limestone exterior walls in downtown Dallas. Its architecture blends Renaissance Revival with Art Deco elements that continue to shape the cityscape today.

Edward Titche and Max Goettinger founded their department store in 1902 and built this flagship location in 1929 as one of the largest retail buildings in Texas. The business shaped retail in the region for several decades.

The building retains the traditional layout of a classic department store, with accessories displayed on the ground floor alongside ornate ceilings and decorative terrazzo floors. These design choices reflect how this location once served as a gathering place for shoppers across the city.

The building now houses 129 residential apartments, retail spaces, and the Universities Center at Dallas, offering educational opportunities for local students. Keep in mind that this is partly a residential and active-use building.

During renovation, entire floors between levels 2 and 8 were removed while keeping the original facade intact to bring natural light into the new apartments. This redesign approach shows how historic buildings can be creatively adapted for modern living.
