Madison Centre is a 530-foot (160 m) office tower at 5th Avenue and Madison Street in downtown Seattle, next to the Central Library and the William Kenzo Nakamura federal courthouse. It has 37 floors and 746,000 square feet of leasable office space, making it the city's thirteenth-tallest building. The tower was designed by NBBJ.
Schnitzer West bought the site from the College Club of Seattle in 2007, but the late-2000s recession and a failed preleasing effort stalled the project. It was revived in 2012, demolition began in September 2014, and Cornerstone Real Estate Advisers joined as a joint-venture partner in February 2016. The tower topped out in October 2016 and opened for occupancy in October 2017.
The ground-floor retail space facing Marion Street was leased to Amazon Go, which opened on August 27, 2018 as the chain's second cashier-less convenience store. It closed in June 2023, and the space was slated for a small delicatessen and market in 2024.
The building is easily accessible with numerous elevators and parking available for visitors and workers. Nearby public transit and highway connections make it straightforward to reach the downtown location.
