11 East Forsyth is a 17-story office building designed in the Chicago School style with limestone facades, marble cladding, and red brick construction. Terra-cotta panels decorate the upper levels while large windows run throughout, and a six-story parking garage sits adjacent to it.
Architect Francis Palmer Smith designed this structure in 1926 following the Chicago School movement, making it one of the tallest buildings in Jacksonville at that time. Decades later it shifted from office use to residential apartments in the early 2000s.
The building shows how Jacksonville's downtown has shifted to residential use, bringing life back to the historic core. Walking through, you notice how contemporary apartments fit within the original commercial spaces, reshaping the neighborhood's character.
