O-14

O-14 is a 22-story office tower in Business Bay with a distinctive perforated concrete outer layer covering its entire exterior. The interior provides spacious office areas with flexible floor plans that allow tenants to adapt the spaces for their specific work needs.

The tower was built between 2007 and 2009 during a period of rapid expansion when Dubai was creating many new office districts. Business Bay developed as one of the city's primary business zones during this same timeframe.

The building is best viewed from the outside as it is an office structure with limited public access. Early morning light highlights the perforations across the facade most effectively for photography or observation.

A 1-meter gap separates the outer shell from the inner building, functioning as a natural cooling channel. This gap allows hot air to rise and escape at the top while cooler air enters from below, reducing interior temperatures without mechanical systems.
