Boulevard Plaza comprises two connected office towers in downtown Dubai that share a common podium structure. The buildings feature extensive glazing from floor to ceiling and contain approximately 817,849 square feet of office space across their combined floors.
The complex was completed in 2010 following a design by architectural firm Aedas. It emerged during the period when Dubai was rapidly expanding its commercial office districts as part of its transformation into a regional business hub.
The facade displays geometric patterns inspired by traditional Arab ornament and design vocabulary. This visual language creates a dialogue between what visitors see in historical Arab buildings and the modern office towers that dominate today's skyline.
The towers contain 31 elevators and parking at a ratio of one space per 500 square meters, supporting efficient movement and access. This elevator capacity ensures visitors and staff can reach different floors without significant wait times, even during peak business hours.
The glazing features integrated solar gain reduction systems that adapt to Dubai's desert climate while maintaining energy efficiency. This technical solution remains invisible to the eye but significantly influences how the buildings manage heat and power consumption throughout the year.
