Palace Downtown is a luxury hotel beside Burj Khalifa and the Dubai Fountain, stretching along Sheikh Mohammed bin Rashid Boulevard. The building combines modern hotel design with traditional architectural elements and offers rooms with large windows and private balconies.

Palace Downtown opened in 2009 as part of the Emaar development around Burj Khalifa, on the site of the former army barracks that gave the area its name, Al Khail. It was built as the first hotel of the Address Hotels + Resorts brand, launched by Emaar in 2008. Its palace-style architecture, with wind towers and a grand entrance, was designed to recall an Arabian royal residence.

The building displays traditional Arabic architectural details with ornate arches and geometric patterns visible throughout its public spaces. Guests can observe these design elements in hallways, lobbies, and room interiors.

The hotel sits on Sheikh Mohammed bin Rashid Boulevard, with the Burj Khalifa and the Dubai Fountain a short walk away. A covered, air-conditioned link connects it to Dubai Mall. The Dubai Mall/Burj Khalifa Metro station on the Red Line is nearby, and taxis wait at the entrance.

Each room has an automated iPad system for controlling room functions like lighting and air conditioning. This technology integration lets guests adjust their surroundings easily without needing multiple remote controls.
