555 Mission Street is a 33-story, 147 m office tower in the South of Market area of San Francisco, completed in 2008. Its steel frame is wrapped in a glass curtain wall with protruding glass and metal accent fins. The building is divided into Low Rise, Mid Rise and High Rise zones, and has no floor numbered thirteen.

Tishman Speyer bought the site in 1999, and the Planning Commission approved a 30-story, 137.5 m tower on April 5, 2001; a revised 33-story, 147 m plan followed on December 13, 2001. The dot-com downturn then froze the project until work began in 2006, and the tower was finished on September 18, 2008. In June 2012 Tishman Speyer sold it to Union Investment for US$446.5 million.

The tower fronts a mid-block plaza between Mission Street and Minna Street, required under a City of San Francisco public space initiative. The plaza holds large outdoor sculptures by Ugo Rondinone and Jonathan Borofsky, so passers-by between the two streets walk among artworks rather than a bare forecourt.

The tower has no 13th floor: the Low Rise ends at 12 and the Mid Rise begins at 14. Its three sections step down in floorplate size, from 20,700 square feet in the Low Rise to 16,000 square feet in the High Rise.
