Aspira, Residential tower in Denny Triangle, US
Aspira is a 400-foot-tall (122 m) residential tower at Stewart Street and Terry Avenue in Seattle's Denny Triangle, with 37 floors, 325 apartments and 355 parking spaces. It was designed by LMN Architects and completed in late 2009.
Construction began in 2007 and was completed in 2009 after plans shifted from condominiums to rental apartments due to market conditions. This change reflected broader economic trends affecting Seattle's real estate sector at that time.
Aspira stands on land that was the parking lot of Gethsemane Lutheran Church, south of Stewart Street and Terry Avenue. Urban Partners proposed the tower there in July 2006. The church, a long-standing presence at that corner, gave up part of its lot for the 37-story building, so the tower's base sits beside an active congregation in Denny Triangle.
The building is located at Terry Avenue near Stewart Street with 355 parking spaces and three elevators serving the complex. These amenities make it straightforward to navigate and find parking if arriving by car.
The building sold for 165.7 million dollars to TIAA-CREF in 2012, setting a record for the highest price per residential unit in the region. This sale demonstrated the strong demand for premium residential real estate in Seattle at that time.
