Kiara, also addressed as 970 Denny Way, is a 40-story residential skyscraper at Denny Way and Terry Avenue in South Lake Union. Its six-story brick podium holds 15,100 square feet of retail space, and the glass tower above contains 461 apartments. Weber Thompson designed it for Holland Partner Group to echo the area's industrial past and high-tech present.

Construction started in 2016 after demolishing a 1927 warehouse that once stood on the site. This project marked the first tall building development in the South Lake Union area.

The name Kiara is used for the tower at 970 Denny Way, whose six-story brick podium was designed by Weber Thompson to echo the warehouses of South Lake Union while the glass shaft points to the neighborhood's tech future. The podium holds 15,100 square feet of retail space, so the base is a working street front, not just a design gesture.

Kiara sits at the corner of Denny Way and Terry Avenue, near the Seattle Times headquarters and Cornish College of the Arts. Its podium holds 15,100 square feet of retail space, and the garage provides 374 parking stalls plus 188 bike spaces. Residents also have an outdoor porch and a rooftop deck.

Kiara was sold by Holland Partner Group in 2020 to Oxford Properties for about $320 million, then bought in December 2022 by Pontegadea, the Spanish firm owned by Amancio Ortega, for $322.2 million. The 40-story tower was the first skyscraper in South Lake Union.
